LANDS AND DEVELOPERS PRIVATE LIMITED ("Company", "we", "us", or "our"), an established corporate entity incorporated on March 30, 1989, under the Companies Act, 2013 (CIN: U45202DL1989PTC035676). Our registered office address is located at L-42 Lajpat Nagar II, New Delhi, India. We provide cross-border land planning consulting and strategic feasibility advisory services to clients in Canada.
By accessing or utilizing our Site, submitting inquiries, or scheduling feasibility consultations, you agree to be bound by these Terms. If you do not agree, you are prohibited from using this Site.
1. Scope of Advisory Services & Professional Disclaimer
We provide high-level conceptual planning, geospatial site evaluations, regulatory zoning analysis, and structural feasibility recommendations. Under no circumstances does S.P. Lands and Developers Private Limited issue final, legally-binding construction blueprints, nor do we act as licensed local land surveyors or structural engineers in Canada.
All analytical models, layout drafts, and zoning assessments we provide are purely advisory. They must be validated, checked, and stamped by a locally certified Canadian Professional Engineer (P.Eng.), Ontario Land Surveyor (OLS), or respective provincial equivalent before any work begins on-site or dossiers are submitted to local municipal authorities. We accept no responsibility for errors, omissions, or regulatory refusals stemming from the use of our high-level conceptual documents.
2. No Investment, Financial, or Approval Guarantees
We do not guarantee land value appreciation, project profitability, structural construction costs, or municipal committee approvals. The final outcome of any land development project rests solely on regional economic shifts, political decisions, public hearings, and local governmental zoning variances. Any projections, cost estimates, or feasibility models provided by us are mathematical forecasts based on historic data and are not binding representations of future performance.
3. Accuracy of User Information
By submitting our secure contact form, you agree to provide truthful, accurate, and current information regarding your contact parameters and the geographic coordinates of the target parcel. You must represent that you either own the land or possess explicit legal authorization from the deed holder to request assessment studies.
4. Permitted Actions & Use License
We grant you a non-exclusive, non-transferable, revocable license to access and print individual files from our website for your personal, non-commercial use. You may not extract layout structures, reverse-engineer web scripts, or duplicate our graphic assets for competitive commercial use without our explicit prior written consent.
5. Limitation of Corporate Liability
To the maximum extent permitted under Canadian and international laws, S.P. Lands and Developers Private Limited shall not be liable for any direct, indirect, incidental, punitive, or consequential damages resulting from your use of this website or reliance upon our land feasibility assessments. This limitation applies even if we have been advised of the potential for such loss. In all circumstances, our maximum aggregate liability for any dispute arising out of these Terms shall be strictly capped at 100 CAD.
6. Governing Law and Arbitration
This Site, these Terms, and any legal actions arising from your interactions with S.P. Lands and Developers shall be governed by, and construed in accordance with, the laws of Ontario, Canada, without giving effect to any principles of conflicts of law. Any legal actions or proceedings shall be brought in the competent courts of Toronto, Canada, or resolved through mutual international arbitration.
7. Amendments and Severability
We reserve the right to modify these Terms at any time without prior notification. Continued use of the Site following updates constitutes absolute acceptance of the revised Terms. If any provision of these Terms is declared invalid by a court of competent jurisdiction, the remaining clauses shall continue in full force and effect.
